Situation

Aerospace-sector hiring was accelerating faster than the county's entitled housing pipeline, but the site sat just outside city limits with no water or sewer access.

Approach

We secured site control ahead of the county's next annexation cycle, ran entitlement and utility extension in parallel, and pre-sold finished lots to two regional builders before grading began.

Outcome

The site was annexed, entitled, and delivered as finished lots on a multi-year timeline consistent with our underwriting, with no rezoning appeals along the way.
